We love to take vacations with our family but I will never buy a timeshare.  Let me provide you with a a timeshare buying tip. Here is the only timeshare sales tip you need to know:

“Don’t buy a timeshare”


We have always taken at least 2 good vacations a year but as my family kept growing it became increasingly difficult to find places that could comfortably accommodate our family.  When our family grew to 6, we found ourselves resorting to listening to timeshare sales pitches in order to be able to stay at the really nice resorts for an affordable price.  We didn’t have any idea that there was a timeshare-alternative available.

After doing this a few times we started to actually think that maybe a timeshare or some sort of vacation ownership was something we should purchase. Who wouldn’t want to stay at really nice family resort in Orlando, Gatlinburg, Hawaii or any other luxurious destination around the world. For example, the typical 2 bedroom resort is spacious enough for a family of 6 to spread out and really enjoy the living space. (see the video of our most recent vacation experience) I am willing to bet that these resort timeshares are nicer than how the average person currently lives.  The last place we stayed in had real wood kitchen cabinets, granite kitchen counters, genuine leather furniture, plasma televisions in every room, real burning fireplace and an indoor Jacuzzi that could fit 4 adults comfortably.  It is truly a luxurious experience that has created some incredible memories for my family.  Trust me, you will not want to vacation any other way!   If you check out my videos you will see what I am talking about.

However, I truly felt guilty that we were staying at such a nice place for a fraction of what it would actually cost us.  After all, we were really getting to enjoy how the people with a lot of money get to vacation without having to pay the high cost.  However, my guilt only lasted up until the timeshare pitch presentation. You see there was a price that we had to pay that made me wish we had the money to buy a timeshare so that I could avoid what I called the “timeshare interrogation”.
It might not sound that bad to have to listen to a timeshare presentation but in my opinion it completely sucks. There is no other way to phrase it.  We had to listen to a very skilled timeshare salesman pressure us into buying their timeshare.  The conversation often went something like this, “Think of it this way Mr. Briant, for only 28,000 dollars you are buying a lifetime of vacations for you and your family. Oh, and don’t let the 28,000 dollars scare you, we offer financing that will reduce that price to only a few hundred dollars a month for 72 months.”  The assault usually continued throughout my courteous “I’m sorry but it is still too expensive” and after the 9th time of me telling them that we really weren’t interested but still having to hear about other specials and one time only manager “get away packages”, me and my wife made a promise to ourselves that we would never subject our family to another “timeshare interrogation” again.  I am not kidding when I tell you that it was rude experience!  When we finally said no to every timeshare package the pleasantries immediately stopped were literally shown the door. We thought our only option would be to take purchase multiple no frill hotel rooms and try to get adjoining rooms.  We are glad that we didn’t give up on our dream to luxurious vacations without having to spend a fortune.

So, I started searching for a timeshare-alternative.  I quickly found that many other people who actually bought timeshares for 20-30K were trying to sell their timeshares for a fraction of the cost.  I honestly was really close to buying a 1 week, bi-annual timeshare for a “red week” in Gatlinburg, TN for only 5,800 dollars.  The deal sounded really good and then I noticed that there were many people trying to sell their timeshares on the internet.  This made me question why so many people were dumping their timeshares for 50% or more of what they paid for them or upwards of 80% of what a new timeshare purchase was being sold for. So, I decided to continue to investigate for a better timeshare-alternative.

I am glad that I did my “how to buy a timeshare” and “timeshare alternative” research.  My research exposed legitimate options when looking for a lifetime vacation option. Here are my findings and your current options:

1)    You can either purchase a new timeshare at a crazy ridiculous price and a high annual maintenance fee. The price I was quoted was 28,000.00 that is a lot of zeros! You will then have to become familiar with timeshare terms like accelerated use, biennial usage, exchange rates, fixed weeks, floating weeks and much more.  I wasn’t interested in learning this new language.

2)    You can purchase a timeshare from someone who is trying to dump their timeshare and hope that the company that owns the timeshare “allows” the sale to go through because they often have the right of first refusal. Plus, if you get pass that hurdle you will have to still pay a high maintenance fee and make sure that the timeshare “points” mean the same today as they did when the person who is trying to sell actually purchased the timeshare.

3)    You can just forget about timeshares all together and simply pay premium prices for these resorts which can cost several hundred dollars a night. Just go to any of the online travel agencies and see for yourself what a 2 bedroom suite cost in a exclusive resort destination. This wasn’t an option for us either.

4)    You can bargain shop on the popular online travel outlets and hope the you negotiate a good deal that works with your travel/vacation plans and only pay a few hundred dollars a night instead of several hundred. I found that all I did was search and search and was simply settling for less.

5)    You can use the same timeshare-alternative that we found! We paid a onetime fee and now have access to thousands of the same resorts and can stay in those resorts for less than the cost of  the timeshare maintenance fee we were quoted. No worries about points, quarter shares,  RCI transactions, red week restrictions or trading power.  This vacation ownership option made the most sense for us.

I don’t want this article to seem like a sales pitch, so make sure to do your own research about the best timeshare-alternative option.  If you are looking for a vacation ownership realize that there is an alternative to the traditional timeshare.  Don’t get pressured into buying a timeshare.  If you do, realize that you have a rescission grace period that will give you an option to cancel the purchase without penalties.

We were certainly happy and excited about our decision and I am extremely confident that you will feel the same way.

This quiz is self-scoring. The purpose of this quiz is to educate investors that not everything that glitters is gold. The questions evolve from clients I’ve worked with over the years.

1. CD secured loan
You are asked to loan a million dollars to a company. The collateral for the loan is ten million dollars in a major bank’s Certificates of Deposit that were issued to a well-known member of a family worth over a billion dollars. There is a letter from the bank confirming the CDs are real. Should you accept the collateral?
Answer: No. The beneficial owner withdrew the funds from the CDs about a month after the bank issued them. There is no requirement that the CD certificate be returned to the bank as part of the closing of the account. Calling the bank in Europe confirmed the CD was worthless.

2. Harbor Development
You are being asked for five million dollars equity investment in the development of a new harbor in a Caribbean country. The primary investor is a Japanese shipping company and clearly the country needs a modern harbor. Should you risk your money?
Answer: No, however one of my in-laws did so. The problem was twofold. The promoter was a well-known Howe Street Gang member who got his training on the Vancouver Stock Exchange. And, while the Japanese Shipping Company had expressed interest in the harbor project, they would not risk a dime until the promoter has raised 0 million. As with most promotions, the promoter was spending the investment capital as quickly as he raised it.

3. Capital Preservation
You see US Debt and the Trade Deficit destroying the dollar over the next two decades. You want to put your money into something safe. An entomologist has told you that insect collections hold their value better than gold. Should you become a bug collector?
Answer: No. It’s true that insects hold their value, but the market is so small the collections are almost illiquid. During the last Bull Gold Market, I supplied Amazon Basin insects to a German group who made millions selling them to worried German investors. If you want to preserve your wealth, wait until the housing market hits bottom in a year or two and invest in single family residence in areas of potential high growth.

4. Black Gold
Oil hit /barrel yesterday. It will eventually trade over 0/barrel. You got a call from someone offering a ground floor opportunity to develop oil wells in China. You can get into the deal for as little as ,000, but you will have to act now. Should you send the caller a check for ,000?
Answer: No. Oil & Gas scams have been among the ten most popular swindles since the 1970s. At present, they are the primary boiler room hype. If you want to buy into oil and gas deals, buy shares of major oil producing companies.

5. Condo Conversions and Time Share Units
It can be profitable to invest in a condo in a tourist area. However, you are being asked to risk ,000 to convert an old apartment building in a Mid-West town that lost its only employer two years ago into condos. Should you risk your money?
Answer: No. A little surfing on the net should teach you that most condo conversions aren’t profitable for the investors. Unless there is far greater demand for housing in the area than available houses, you will lose money investing in a condo conversion.
The related issue is buying into Timeshare Units. Even in tourist areas, these are almost always bad investments.

6. Prime Bank Guarantees
You are seeking money for your business. An agent or a bank far, far away offers a business loan. They want a front fee, but you are assured the loan as long as you have a major bank guarantee the loan. Should you file the loan application?
Answer: No. No major bank will cosign on a loan from another bank. They get nothing for doing so. Why this swindle is so popular with swindlers has always been beyond me. It works too often. But, if the pigeon asked why another bank, prime or otherwise, would want to guarantee a loan, the pigeon wouldn’t lose their front fee.

Not all offers are swindles. There may be legitimate oil and gas deal in Timbuktu or an infrastructure development offer in South America that makes sense. However, the default assumption by the wary pigeon should always be to ask, What are the risks.” Everything is risk. It’s relatively rare that the rewards exceed the risks.

There are two primary reasons that fraud is a growth industry. 1. Government reacts legally to less than 10% of the fraud complaints. As I tell clients, if you want the regulators to act, get the press interested in your story. 2. The rate of return on conservative investments, like bank deposits, municipal bonds, T-Bills etc is well below the actual inflation rate. The only way that investors can have capital appreciation is to take greater risks. With greater risk comes an army of swindlers anxious to separate the unwary from their hard-earned money.

There are three rules to investing. 1. Investigate. 2. Investigate 3. Investigate. If you have any doubts about the offer, there is no doubt, don’t invest.

Timeshares are also another alternative. With a timeshare, you and several other people are all buying a share in the same house or condo and you all schedule your times to visit throughout the year. With a timeshare, you pay for someone else to maintain the upkeep on the building.

When you’re not there for the rest of the year, you don’t have to worry about it at all. Timeshares can also be traded with other people around the world. You might be able to trade time in these Caribbean vacation homes with someone else on another island or another part of the world for time in theirs.

You can also check auction sites for Caribbean vacation homes. Auctions are a great place to get bargains and pay far less than you would going through some of the other sources. With all the choices available you are sure to find one that fits you. Before you know it, you will be looking forward to plenty of days in your vacation home.

There are three key guides to keep in mind that will show proof of an official site. It is important to keep these things in mind while looking for an official site.

1. The sites will each be identical and include distributor information
2. The sites include a clear claim of being an official site
3. The site carries a motto “powered by COA network”

From this page you are sent to the official site that begins with a description of the number of people who would prefer the freedoms of working from home to their current job. It is estimated that 96% of adults between 25 and 44 are interested in home business. Some of the benefits listed on this site are the low overhead; home based tax advantage, no employees and unlimited early potential. You also are informed about the state of retirees. The ability to have true financial freedom is only at 2%. Statistics on the site show 45% of retirees depend on relatives, 30% need charity assistance, 23% are still working and 2% are home business owners and are financially free.

The site then goes into coastal vacations being a .9 trillion dollar travel industry. They offer affordable travel packages at wholesale prices. They offer the finest, most extensive lifetime travel membership packages in the world. They are not a timeshare company. There are three tier travel packages offered. After the products and services are mentioned the site goes on to offer job opportunities. They state that this home business opportunity is low risk, carries a high return, allows for personal satisfaction and offers a strong track record. This company is not a franchise. Those employed are coastal directors who promote the products and work off of sale commissions. Training and leadership courses are provided as well as the assistance of an automated marketing system that performs 80% of the work.

Near the end of the site there is a form that allows you to request further details about travel packages or employment information. The official coastal vacation site was clean and clear on it’s products and services. It was also upfront about the coastal vacation scam sites and what to look for to better protect you from fraud.

When searching any site be wary of the signs and symbols of a site page. Try to look for signs that are associated with legitimate companies such as the BBB symbol. Do not hesitate to perform research about a company prior to providing any personal information. It is better to withhold personal details than to suffer the consequences of becoming a victim of fraud or scams. Always do what is necessary to protect yourself as well as your personal information rather a site is marked official or not.

The allure of timeshares has increased so much in recent history that over two million Americans have now acquired timeshare properties both here and abroad. Unfortunately, the growth in the timeshare industry has also been accompanied by an increase in the number of scams and frauds targeting prospective buyers. In fact, the nefarious actions of the perpetrators of frauds and scams have created a dark cloud over the timeshare industry. But if you do a good research there are some resorts within the range of affordability. The best deal that one can get is may be a lifetime member ship for around three grand and a limited five year membership for two grand. And the members have access to not only the resort they have membership in, but they can choose from hundreds of resorts worldwide available in the resort company’s network. And there is no limit on number of times you want to go and at what time you want to go, your vacation is always assured.

Another concept that is getting popular is condo hotels which is a relatively new concept and only very few people own condos in hotels. But the concept is receiving good reviews and is gaining popularity with the time. The way it works is it allows people to buy condos in luxurious hotels and utilize the benefits of all the amenities available in the hotel. If the owner is not using the condo he can put his condo for rent and can receive percentage of the revenues it produces. A condo hotel in comparison to a timeshare offers more flexibility, is better furnished, and has better amenities, better services and many locations.

Holiday clubs typically have a worse reputation than timeshare, yet still many people fall for the bogus club scams every year. The reason for this is due mostly to the glossy sales technique used to present the benefits of buying into a holiday club; the high-pressure way the sale is presented leaves you signing the contract before you can think.

A holiday club is similar to a timeshare in that you pay a fee to gain discounted holidays throughout the year. The difference is, a timeshare is just in the same resort for the same week every year whereas a holiday club can be almost anywhere, and for almost any week. You have to pay a deposit and joining fee to the club, and then an annual subscription which covers the cost of the accommodation. Sometimes the club may use a points system – allowing members to accumulate or buy points which they can then ‘cash in’ for holidays.

Holiday clubs will typically start by inviting you to a ‘free day out’ at a top hotel – which really means a day-long lecture – sorry, presentation – on why you should buy shares in a holiday club. Sometimes, the clubs will approach you while on holiday, use ‘free holiday’ scratch cards or call you on the phone saying you’ve won a free holiday…but you have to attend a presentation to claim it. These ‘presentations’ are often so high-pressured that the unfortunate audience sign the contracts out of sheer desperation to leave.

The representatives blind you with glossy brochures of sun-kissed beaches and happy looking tourists – supposedly existing customers – and glowing ‘testimonies’. They may tell you that their holidays are cheaper than anything you’ll find on the high street, and you can have a fantastic holiday in a fabulous location whenever it suits you.

The reality is that discounts aren’t guaranteed and you could probably get the same price at a local high street retailer or by booking online. Dates and destinations aren’t guaranteed either, and you’ll probably find that the dates you require aren’t even available when you come to book your holiday. You will have to pay the annual subscription charges whether you actually book a holiday with the club or not; if the dates you need aren’t available you’ll effectively pay for a holiday you haven’t had.

You may also be told that you can sell on your club membership and get your money back if you change your mind; the fact is that these memberships have a typical resale value of zero, even if you can find a buyer.

There are some reputable holiday clubs out there, but you have to learn to spot the fakers to find the real deals. If the club allows you to have a few days at home to think about the offer and read the contract – which should have all the points mentioned in the presentation written within – then the chances are it’s the genuine thing. Make sure you have cancellation rights, which should also be written in the contract.

Ask your travel agent about cheap flights abroad. Or book flights online. Shop around for flights to find the best deals.
